Your home’s energy performance is influenced by much more than the equipment in your basement. An energy audit takes a whole-home approach to understanding how your home uses energy, where energy is being lost, and what can be done to improve efficiency, comfort, and performance.
Our comprehensive energy audit combines a detailed inspection with diagnostic testing to evaluate the home’s mechanical systems, thermal envelope, insulation, air sealing, and overall energy consumption. We look beyond the obvious issues to identify the underlying conditions that can contribute to high energy bills, uncomfortable rooms, drafts, and inconsistent temperatures.
Our Energy Audit Process
As part of the audit, we evaluate heating and cooling equipment, domestic hot water systems, ventilation, insulation, windows and doors, and other components that affect the home’s energy performance. We also conduct a detailed review of available utility bills to establish an understanding of actual energy consumption and identify patterns that may warrant further investigation.
Diagnostic testing provides an even deeper look at the home. Infrared thermal imaging helps identify temperature differences, insulation deficiencies, thermal bridging, and potential areas of concern that may not be visible during a standard inspection. For an additional cost, we also provide blower door testing to measure the home’s air tightness and help locate unwanted air leakage through the building envelope. An optional smoke test can also be performed to help visually identify air movement, drafts, and potential areas of air leakage that may otherwise be difficult to detect.
Following the assessment, we use the information gathered to identify opportunities for improvement and prioritize recommendations. Rather than simply providing a list of potential upgrades, our goal is to help homeowners understand what is happening in their home, why it is happening, and which improvements can have the greatest impact.

We offer free energy audits with the purchase of select Royal Comfort products. These audits include the inspection of mechanical systems, inspection of thermal envelope / air barrier, deep dive into utility bills, and infrared imaging. Our free energy audits do not include a blower door test or a smoke test.
Inspection of mechanical Systems
A comprehensive inspection of the home’s mechanical systems to evaluate their condition, operation, efficiency, and overall performance. This includes heating and cooling equipment, domestic hot water systems, ventilation, and other major mechanical components. The assessment will identify potential inefficiencies, maintenance concerns, and opportunities to improve system performance and comfort.
Inspection of Thermal Envelope / Air Barrier
An evaluation of the building envelope to identify areas where heat loss, heat gain, or uncontrolled air movement may be occurring. We will examine insulation levels and installation, windows and doors, exterior walls, ceilings, floors, and other areas that contribute to the home’s thermal performance. Particular attention will be given to gaps, penetrations, and other weaknesses in the air barrier.
Deep Dive into Utility Bills
A detailed review of available utility bills to better understand the home's actual energy consumption and identify trends or unusual patterns. Energy usage will be considered in relation to factors such as weather, occupancy, heating and cooling demands, and the home's size. This information helps establish a baseline and can help prioritize potential energy-saving improvements.
Infrared Imaging
Infrared thermal imaging will be used to identify temperature differences across the building envelope and mechanical systems. This can help locate areas of missing or inadequate insulation, air leakage, thermal bridging, moisture-related concerns, and other conditions that may not be visible during a conventional visual inspection. Thermal images provide an additional layer of information to help identify areas requiring further investigation.

The blower door creates a controlled pressure difference to assess the home’s overall air leakage, while the smoke test allows us to visually trace air movement and help locate specific areas where drafts may be entering or escaping. Together, these tests can reveal hidden leakage around windows and doors, electrical and plumbing penetrations, recessed lighting, attic and basement areas, and other openings in the building envelope. The information gathered can help identify targeted air-sealing opportunities and provide a clearer understanding of the conditions contributing to drafts, uneven temperatures, and energy loss.
Blower Door Testing

For $325.00, a blower door test will be performed to measure the overall air tightness of the home and identify unintended air leakage. The test measures how much outside air enters the home through cracks, gaps, joints, and other openings in the building envelope. When combined with a visual inspection and infrared imaging, the results can help identify significant leakage areas and opportunities to improve comfort, energy efficiency, and indoor air quality.
Smoke test

For $175.00, a smoke test can be performed to help identify areas of unwanted air movement and potential air leakage throughout the home. Using visible smoke, we can observe air movement around windows, doors, electrical outlets, plumbing penetrations, recessed fixtures, and other areas where air may be entering or escaping. When combined with visual inspection and other diagnostic testing, a smoke test can help identify specific areas that may benefit from air sealing to improve comfort, energy efficiency, and indoor air quality.
